The Neighborhood
Cottonwood Park HOA is located next to beautiful Dry Creek open space, just south of Niwot Rd and 79 th street in Niwot, CO 80503.
There is a lot to like about our condo development of just over 100 units and about Niwot! A nearby shopping center features The Garden Gate Café, the Niwot Market (groceries), Abo’s Pizza, the Niwot Tavern, Subway, Winot Coffee and many others.
Cottonwood Park is a short walk away from downtown Niwot.
Board Meetings
The board meets once per month, normally on the 4th Tuesday (or possibly the 4th Wednesday) of the month at 6 PM via ZOOM (remote). The meetings last from 1 to 2 hours. The time or day may be subject to change, so please contact Trio Property Management to confirm dates and times. Monthly board meetings do not occur in December or January. We currently have 4 board members.
Email Notices.Trio Property Management sends an email notice prior to each board meeting. If you are an owner and do not receive these emails, please contact Trio and provide your current email address.
Our board meetings are virtual until further notice. Meeting information is posted on the News page of this website. Owners who wish to attend a virtual board meeting should contact Trio Property Management at (303) 415-2054.

Trio Property Management sends out an EMAIL notice prior to each CWP board meeting. If you are an owner and DO NOT receive these emails, please call TRIO and provide them with your current email address.
The Annual meeting of all the homeowners is held each January. Notices are mailed out each year.
For Sale/For Rent Signs
Signs may only be displayed in unit windows.
Dues Payment
You may sign up here for the online portal, which will allow owners to receive invoices, view account status and payment history, register for online payments, and make secure one-time or automatic payments. Please note that paying via ACH will incur a fee of $2.49 per transaction, while paying via credit card will incur a fee of 3.49% of the transaction amount.
Invoices may be obtained by owners via the online portal or by contacting Trio Property Management.
The monthly HOA dues consist of the unit assessment, heat, hot water and sewer. Dues are payable on the first of each month and are considered late after the 25th of each month, at which time a late fee of $25 will be assessed.
Dues can be sent via US Mail or by your financial institution’s bill-pay if available. If mailing a check, please ensure that your unit number is referenced on the check.

Cottonwood boasts three laundry facilities, located in the northeast, center and southeast sections of the neighborhood. Please see the photo below for exact locations.

Your primary contact for Cottonwood Park Condominiums Association is Trio Property Management. As the property managers we conduct the day-to-day business and operations of the Association. If owners have questions or need to report problems to the property manager, we can be reached by phone, fax, e-mail or US mail.
